A building inspection is where an independent professional reviews both the cosmetic and structural defects in a property. Inspectors will make sure the property conforms to the Australian building code and provides you with the peace of mind prior to settlement.
 

What is a pest inspection?

A pest inspection is where a trained pest inspector looks through the interior and exterior of the property.  They will detect any pests such as termites and borers. The pest inspection report will include any treatment needed if any pest infestation is found.
 

What does it cost to get a building and pest inspection?

Each providers will offer a different charge out rate. Many off a bundled discount to do both the building and pest inspection. The cost will depend on the size of the property and if you want inspections at each building stage or even a follow up inspection post settlement. At Crest Property Investments we refer our clients to a few different inspectors on the basis that some companies may suit certain property types or locations better. Costs can range from a few hundred dollars to thousands, should you be looing for ongoing inspection reports.
 
The building and pest inspection report will include information on the scope of the inspection service, a summary of the overall conditions and a list of items required to be rectified. The information and format provided should comply with the Australian Standard (AS 4349.1). The report can be quite comprehensive, but they do not take any responsibility in requesting the builder to rectify the issues or outline the costs of repairing any of the issues found. We play as the intermediate between the builder and the build/pest inspector to communicate and request the builder to implement that changes outlines in the report.
