Covid-19 has changed what people want in a property. Over the last 18 months there have been some growing trends towards what people want in a home.

Interestingly, investors are also trending the same objectives as owner occupiers. So what is actually trending? It’s not necessary bigger is better, nor is it location its more focused on the floor plan design.

As we have been forced to adjust to working from home, many will continue to do some for the foreseeable future, while others are considering this a long term environment. With the power of technology and opportunities to easily communicate online, it make perfect sense if you are a self-motivated person.

What people want in a property?

There are a range of changes people want. Here is a summary of some of the most common:

Study/study nook

Its obvious, many are wanting some form of working space. Many new modern house designs feature a study at the front or the back of a house. They allow you to separate yourself from work and home. They allow you to close the room and get working without even having to get into your work uniform!

Apartment living remains popular due to the costs in comparison to a house in certain blue chip suburbs. Apartments do offer study rooms, but its more common to see a study nook. This is a confined space that is generally situated in a unusable are. It often features a desk in a hall way, living room or even in an extended master bedroom. They can provide enough space that you can keep it clean and tidy while getting good internet coverage.

Walk-in-pantry

A trend we have seen for a few years, but has further enhanced in recent months, is the walk-in-pantry. Many are looking for more storage and a walk-in-pantry allows them to stock up on things as they will often be eating three-four meals at home a day. The walk-in-pantry, doesn’t include a second kitchen hand, it simply provides more room to even stack some office equipment such as a printer, paperwork etc.

Outdoor space with low maintenance

Most Australians love the outdoors. If its to entertain, relax or spend time with you furry friends. You would assume people have more time to keep their home clean, but as we spend so much time there, we make more of a mess than ever before. Having an outdoor space with low maintenance is growing in popularity. They aren’t looking for a larger space, they are potentially looking for an alfresco or outdoor decking where they can work during the warmer seasons while keeping their pets or little kiddies entertained. Split system cooling/heating

When buying a new home, you generally get some form of cooling and heating. It all comes down to your spending budget, but many people want split system cooling/heating in each of the rooms. As they spend more time at home, they want a comfortable working space where they don’t freeze during winter, but don’t sweat all day in the summer. Many appreciate this form of cooling, as they only turn them on depending on where they are in the home.

Large garages

Last but not least, many people want larger garages. The double garage is always desirable, but many have bought home gym equipment and other extras such as fringes, freezers, bicycles that got them through the lengthy lockdown we encountered in Melbourne. Many people want to make the garage wider to a 2.5 size. They can then place the bikes on the wall, have ample shelving and even a television while working out.
