在2025年12月季度,墨尔本的高端住宅市场依然展现出强劲的韧性,百万澳元以上房价的城区数量持续增加,进一步凸显了该市高端住宅市场的深度与成熟度。尽管整体可负担性压力仍在、贷款环境趋于谨慎,但对成熟且稀缺地段中的高品质住宅的买家需求,依然支撑了墨尔本多个高价城区的房价中位数。

尽管市场交易表现较为谨慎,但高端市场的上层区间整体保持稳定,尤其是在内东区的蓝筹地段以及海湾沿线(Bayside)区域。位于价格金字塔顶端的城区,依旧录得稳健的房价中位数,充分反映出即便在更为理性的市场周期中,高端地段依然具备长期吸引力。

 

生活方式与稀缺性持续推动市场表现

以生活方式为导向的城区在“百万澳元城区”榜单中表现领先。那些拥有优质学区、靠近CBD、成熟街区环境以及海岸生活资源的区域,持续吸引买家关注。

这些供给高度受限、业主持有意愿强烈的城区,房源稀缺依旧是支撑房价的重要因素。即使成交数量有限,稀缺性仍有效托底整体价格水平。

在本季度,多个高端城区的成交量仍维持在相对较低水平,部分区域的独立屋成交宗数较少。因此,季度数据在解读时需结合背景来看,尤其是在高端市场中,样本数量较小往往会导致百分比波动看起来更为明显。尽管如此,仍有大量城区维持房价中位数高于100万澳元,这进一步巩固了墨尔本作为一个成熟、多元化高端住宅市场的地位。
